Small City, Busy Garages

Epoxy flooring in Plum Springs is mostly garage work. This is a small home rule city in Warren County that takes its name from Plum Springs Road, Kentucky Route 957. It was incorporated in 1966 and covers well under a square mile. With homes this close together, the garage often does extra duty as storage, a workshop and the main way into the house.

When the houses went up

Plum Springs grew fast in its first years as a city. The census counted 185 residents in 1970 and 393 in 1980, more than double in a decade. By 2020 the count was 497. If your house was built during that early stretch, its garage slab may be close to fifty years old. Concrete that age has usually done all the shrinking and settling it is going to do. That makes it a good candidate for a coating once the surface is cleaned up.

Older slabs tend to show the same few things:

  • Oil and rust stains that have soaked in over decades
  • Paint or sealer from past owners that has started to peel
  • Pitting and small spalls near the garage door
  • Hairline cracks and an open control joint or two

We diamond grind the whole floor to get under the stains and old coatings, then fill and patch before the base coat goes down.

A floor that fits a family garage

The 2000 census found that 65% of Plum Springs households were married couples, and nearly a quarter of residents were under 18. Garages in family homes take bikes, sports gear, wet boots and the second fridge. For that kind of use we usually suggest:

  • Flake floors that hide dirt between sweeps and add grip
  • Polyaspartic topcoats that cure fast, so you get your garage back sooner
  • Crack and slab repair where the floor has settled near the door or the steps

What a coating will and will not fix

A coating makes an old floor look new, resists stains and seals out dust. It will not stop a slab that is still moving, and it will not fix water running into the garage from the driveway. If we see a crack with one side higher than the other, or signs that water collects at the door, we point it out. Sometimes the fix is a simple repair before the coating. Sometimes it is a drainage change first.

Choosing colors in a close-knit neighborhood

In a city this compact, your garage door is open to the street a lot. Many owners pick a flake blend in grays and tans that looks clean from the curb and hides tire marks. A solid color with a light flake accent is another option if you want a simpler look. We bring sample chips so you can see them on your own floor and in your own light.

Plum Springs Questions

My Plum Springs garage has old gray paint that is peeling. Can you coat over it?

We remove it first. Paint and old sealers keep a new coating from bonding to the concrete. Diamond grinding takes the old layer off along with the stained top of the slab, and then the new system goes down on clean concrete.

Is a fifty-year-old slab too old for epoxy?

Usually it is not. An older slab has finished curing and shrinking, so if it is solid and dry it coats well. We check for moisture, loose spots and cracks with one side higher than the other before we quote.

How long until I can park in my garage again?

It depends on the system. A polyaspartic topcoat can allow parking in about a day or two. A full epoxy system usually needs several days before cars go back in. We give you written times for each step.
